Yes! You own your home outright, title and all. The land it sits on is leased from the community — that’s what lot rent is. It’s the same arrangement used by thousands of 55+ communities nationwide.

Your monthly lot rent provides your homesite within Valley Ridge Estates. It also supports the upkeep and maintenance of common areas, community roads, and the overall grounds.
Residents are responsible for their individual utilities and services, including gas, water, sewer, electric, telephone, garbage, and cable, as well as the maintenance of their own home and homesite.

Lot rent adjustments are reviewed annually and communicated in advance if an adjustment is needed.

No — and the difference is worth seeing in person. These are brand-new manufactured homes built to federal HUD standards: drywall interiors, modern kitchens, front porches. Most visitors can’t tell them from a site-built ranch home. Across the street, Country View Estates serves as a great picture of how this is far more than a “trailer park.”

At least one member of the household must be 55 or older, with the minimum age of additional residents being 40. This is consistent with the federal Housing for Older Persons Act. Grandkids and children are always welcome to visit.
